WATERTOWN - 2018

Watertown Market Insight: Watertown remained a quiet but steady in 2018.  With a lot of focus and news within Watertown on large-scale developments, the three-family market had a ho-hum year.  Due to its proximity to Brighton and Cambridge, two Tier-1 Boston submarkets, many investors often overlook Watertown as a place to invest.  That also may be due to the relatively small inventory of three-family properties (currently 367, per public record).   However, Watertown has experienced solid and steady appreciation, with the largest sales price in 2018 coming in at $1,200,000.

What Is Noteworthy About The Watertown Market:  While dealing with a rather small sample size, Watertown experienced some of the largest percentage of sales that were sold off-market.  This included property sales of $965K, $940K and $828K and price per square foot of $249, $296 and $279, well below the average sales price of $999,662 and average price per square foot of $300.

While Watertown was Steady as She Blows…. As of February 2018, there are two multi-family properties on the market in Watertown, at an average listing price of $1,529,500 and an average list price-per-square-foot of $361.  That price represents a 20% premium on top of the average sales price-per-square-foot for three-family homes in 2018.  I wish the seller’s and their broker’s good luck on those assignments.
