Malden Market Insight: Three-family, MLS-listed sales enjoyed robust success, with the average listing price coming in at $701,210 and the average sales happening at $727,935. Included in those properties are 11 Harnden, which was listed for $799,000 and sold for an incredible $280,000 over asking – wow!
What is Noteworthy about the Malden Market: Malden was the most active of the markets analyzed in 2018, with a turnover rate of 6.03%. This three-family-turnover-rate more than doubles the rates of submarkets such as Brookline (2.8%) and Watertown (2.4%).
While Malden Remained Incredibly Active on the Three-Family Side…..the condo market remained incredibly tight and seller-centric. According to MLS statistics, there were 145 condominium sales that closed in 2018 – a somewhat light number. Those sales however, delivered - and delivered big.
With the average asking price per-square-foot at $356, the average price per-square-foot sold came in at $372 – a positive sign for developers seeking to turn their multi-family properties into condos.
